What is a Jumbo Home Loan?

A Jumbo Home Loan exceeds conventional loan limits set by Fannie Mae, Freddie Mac, and their regulator, the Federal Housing Finance Agency (FHFA). Jumbo mortgages are available for primary residences, second or vacation homes, and are also available in a variety of terms, including fixed-rate and adjustable-rate loans. A Jumbo loan will typically have a higher interest rate, stricter underwriting rules and require a larger down payment than a conventional loan. Jumbo loans come in a variety of term lengths, but are typically 30 years, and can have a fixed or an adjustable interest rate.

Our Jumbo loans offer:

  • Flexible repayment terms. Find a term length and loan type to best meet your monthly budget needs.
  • Competitive interest rates. Enjoy the peace of mind knowing that your rate is fair and competitive.
  • Fast, local decisions. Our mortgage lenders live and work throughout Florida, and will provide responsive and attentive service.

Fixed-Rate Jumbo Mortgages

With a fixed rate mortgage, your interest rate is locked in at closing, and will never change over the life of your loan. The benefits of a fixed-rate loan include:

  • Fixed monthly payments. Your total interest and principal payment amount will never change, giving you more control over your monthly budget.
  • Security against rising rates. Never worry that your rate will go up.
  • No prepayment penalties. When you are ready to move or want to refinance, you won’t have any fees for paying your loan off early.

A popular choice for all homebuyers, fixed-rate mortgages are especially beneficial for individuals who plan to stay in their home for the long-term.

Adjustable-Rate Jumbo Mortgages

Adjustable-Rate Mortgages, often shortened to ‘ARMs’, offer a fixed introductory interest rate, followed by a rate that changes based on the current market. ARMs provide:

  • Low introductory interest rates. Introductory interest rate is often substantially lower than current market fixed rate, resulting in a lower monthly payment.
  • Flexible configurations. Introductory periods can vary in length from 3 to 10 years.
  • Options to refinance. Like fixed-rate loans, ARMs also have no prepayment penalty. Should your monthly payment rise significantly after the initial fixed period, you can choose to refinance into a new loan with a lower rate.

ARMs can be useful financing tools to reduce interest costs and initial monthly payments, for homebuyers who plan to sell or refinance in a period of 10 years or less.

Your lender will guide you through the mortgage loan application process, providing details for all documents, items, and qualification requirements you’ll need to complete your Jumbo mortgage application. These include:

Jumbo Mortgage Loan FAQs

What is a jumbo mortgage loan?

A jumbo mortgage loan is a home loan designed for financing properties that exceed the conforming loan limits established by the Federal Housing Finance Agency (FHFA). Because these loans exceed conventional lending limits, they typically have different qualification requirements and are ideal for buyers purchasing higher-priced homes.

Who should consider a jumbo mortgage loan?

A jumbo mortgage may be a good option if you’re purchasing a luxury home, a property in a high-cost housing market, or another home whose financing needs exceed conforming loan limits. A Cogent Bank mortgage specialist can help determine whether a jumbo loan is the right financing solution for your purchase.

How is a jumbo loan different from a conventional mortgage?

While both are private mortgage products, conventional loans fall within conforming loan limits, whereas jumbo loans exceed those limits. Jumbo mortgages often have different underwriting requirements because they are not eligible for purchase by Fannie Mae or Freddie Mac.

What types of properties can be financed with a jumbo loan?

Depending on borrower qualifications and lender guidelines, jumbo mortgages may be available for primary residences, second homes, vacation properties, and certain investment properties. Your Cogent Bank lender can discuss eligible property types during the application process.

What are the benefits of a jumbo mortgage?

Jumbo mortgage loans allow qualified borrowers to finance higher-value homes with competitive financing options, flexible repayment structures, and personalized service from experienced local mortgage professionals.

Do jumbo mortgage loans have fixed and adjustable-rate options?

Yes. Depending on your financing goals, jumbo mortgages may be available with fixed-rate or adjustable-rate loan options. Your lender can help you compare repayment options and choose the loan structure that best fits your financial plans.

What credit score is needed for a jumbo mortgage?

Credit requirements for jumbo loans are generally more stringent than those for conforming mortgages. Your required credit score will depend on factors such as your loan amount, down payment, debt-to-income ratio, income, and overall financial profile. Your Cogent Bank mortgage lender can review your qualifications during the application process.

How much down payment is required for a jumbo mortgage?

Down payment requirements vary based on the loan amount, borrower qualifications, and property type. During your consultation, your Cogent Bank lender will explain your available financing options and the down payment requirements that apply to your situation.

What documents are required to apply for a jumbo mortgage?

Applicants should expect to provide documentation such as proof of income, tax returns, bank statements, employment verification, identification, and other financial records. Your mortgage loan originator will provide a complete checklist based on your application.

Can I refinance with a jumbo mortgage loan?

Yes. Jumbo mortgages may also be used for refinancing eligible properties. Refinancing may help qualified borrowers adjust their loan terms or take advantage of changing financial goals. A Cogent Bank mortgage professional can review your refinance options.

How do I know if I qualify for a jumbo mortgage?

Qualification depends on several factors, including your income, assets, employment history, debt-to-income ratio, credit profile, and the amount you need to borrow. A Cogent Bank residential lending specialist can evaluate your financial situation and recommend appropriate loan options.

How can I estimate my monthly jumbo mortgage payment?

Before purchasing a home, it’s helpful to estimate your monthly payment, affordability, and borrowing capacity. Cogent Bank offers online mortgage calculators to help you understand your financing options before applying.

Why choose Cogent Bank for a jumbo mortgage?

Cogent Bank combines competitive mortgage solutions with responsive, local decision-making and experienced Residential Mortgage Loan Originators throughout Florida. Their team works closely with borrowers to simplify the home financing process from application through closing.

Can a jumbo mortgage be used to purchase a second home?

Depending on borrower qualifications and lending guidelines, jumbo mortgages may be available for second homes or vacation properties. Your lender can explain available financing options based on the property you intend to purchase.
